About Us.

Our History. Our Vision.

A specialist mortgage broker for real life, not tick-box lending

Manor Mortgages Direct is based in Portishead, Bristol, and was founded with a clear purpose: to provide an outstanding mortgage service for clients whose circumstances do not fit the standard high street mould. Many of our clients come to us after being told “no”, feeling unsure where to turn next, or simply wanting a broker who can look beyond automated decisions and find the most suitable route forward.

We do not believe mortgage advice should be reserved for only the simplest cases. Whether you are a first-time buyer trying to get on the ladder, a homeowner facing a rate change, a landlord growing a portfolio, or an applicant with complex income or credit history, our role is to make the process clearer, calmer, and more achievable.

What makes us different

A mortgage is rarely just a rate. It is affordability, criteria, underwriting, property type, legal timelines, and a plan that actually works in practice. Our approach combines modern lender sourcing technology with deep case packaging and mortgage processing experience. That means we focus on what underwriters will really need, how a lender will interpret your situation, and how to position the application so it progresses smoothly.

Clients value us because we communicate clearly, we are proactive, and we treat every case as individual. We aim to reduce stress and prevent avoidable delays by anticipating issues early, not reacting late.

We help across every stage of homeownership

Our website is built around the key journeys most people go through. The goal is simple: wherever you are in the process, you can find guidance that is practical, current, and focused on decision-making.

Remortgaging and rate changes

Remortgaging is one of the most important financial reviews most homeowners will ever make, but it is often left too late. We support clients who are coming to the end of a fixed rate, stuck on an uncompetitive deal, considering a product transfer, or exploring whether a remortgage can reduce costs or raise funds.

We also help with the more nuanced scenarios that real homeowners face, such as missed payments, payment holidays, changes in property value, and choosing the right fixed-rate term. The focus is always the same: understand your options, protect your affordability, and move early enough to secure the best outcome.

Moving home and life changes

Moving home is exciting, but it can be one of the most time-sensitive and stressful types of mortgage work. We guide home movers through borrowing limits, deposit structure, porting an existing mortgage, and managing chain pressures. We also help where the move is driven by life events like divorce or family changes, and where the property itself introduces complications such as flood risk or renovation needs.

If your move involves a property that needs work, or you are planning to renovate, we can explore lender approaches and mortgage types that fit the build schedule and valuation realities, not just the ideal end result.

First-time buyers who want a clear plan

For first-time buyers, the biggest barrier is often uncertainty. How much can you borrow, what deposit is realistic, what will lenders accept, and what should you do first. We help you map the full journey, from agreement in principle through to offer, conveyancing, and completion.

We also support first-time buyers dealing with common obstacles such as leasehold concerns, property type restrictions, and affordability pressures. If family support is part of the plan, we can explain the lender-friendly ways to structure gifts and contributions so the purchase stays compliant and smooth.

Buy to let, from first investment to complex portfolios

Landlord finance is criteria-led and highly dependent on structure, property type, and long-term strategy. We support new landlords, portfolio landlords, limited company buy to let, HMOs, and holiday lets. We also advise on scenarios like renting a room, purchasing in hotspot areas, and comparing routes such as bridging versus traditional buy to let.

For landlords, the detail matters. Rental calculations, stress tests, personal income, portfolio exposure, and property licensing can all change lender appetite. Our role is to align the finance with your goals and keep it scalable as your portfolio evolves.

Specialist mortgages are where we excel

Many brokers can place straightforward cases. Fewer can confidently handle the scenarios where a lender’s criteria is tight or where the application needs proper narrative and evidence. This is where Manor Mortgages Direct stands out.

Credit history and financial profile

We regularly help clients with late payments, missed payments, defaults, CCJs, and historic events that can trigger automatic declines. We also advise on how overdrafts, credit utilisation, payday loans, and other account conduct can affect lender decisions.

A key part of our service is helping clients understand what matters to a lender and what does not. That includes realistic timescales, likely documentation, and how to strengthen an application without taking unnecessary risks. We focus on solutions, not judgement.

Income complexity and self-employment

Modern working patterns are varied, and lender models do not always keep up. We work with self-employed clients, company directors, contractors, and applicants with irregular income, bonuses, overtime, or complex payslips.

We can advise on cases involving one year’s accounts, retained profits, net profit calculations, bank statement-based lending, and specialist affordability approaches. The goal is to use the right lender and the right evidence, so your true income profile is represented accurately.

Property type and construction

Some properties look perfect to the buyer but challenging to a lender. We help with non-standard construction, timber frame, steel-framed houses, mixed-use and near-commercial properties, short leases, and multi-unit freehold blocks. We also support self-build and conversion projects where the finance needs to match the build stage and legal structure.

When a property is “unmortgageable” to one lender, it may still be mortgageable to another. Understanding who will lend, and under what conditions, is essential before you commit.

Specialist finance structures

Not every situation suits a standard residential or buy-to-let mortgage. We advise on bridging finance, portfolio bridging, development finance, and second charge lending where appropriate. These options can be powerful tools when used correctly, especially when speed, flexibility, or short-term structuring is required.

Our job is to explain the trade-offs clearly, including cost, exit planning, and timeline risk, so clients do not take on a structure that works in theory but fails in practice.

Expat and overseas borrowers

We help clients living abroad or earning overseas who want to buy or remortgage in the UK. Expat lending often requires different documentation, different affordability rules, and careful lender selection. Whether you are returning to the UK, buying from overseas, or remortgaging while living abroad, we can guide the process from first assessment through to completion.

Support beyond the mortgage, including conveyancing guidance

A mortgage offer is only one part of a successful purchase or remortgage. The legal process often determines the timeline, the stress levels, and whether a transaction completes on schedule.

Clients benefit from access to an experienced Legal Manager who can support with conveyancing-related guidance, help spot potential legal issues early, and provide clarity on how the process works. We also offer a conveyancing referral service, enabling clients to obtain quotes and work with solicitors who understand lender requirements and the pace of property transactions.

Our promise: clear advice, inclusive service, and strong outcomes

We work with clients from all backgrounds and across the UK. Some clients want detailed education and step-by-step guidance. Others want a capable team to handle everything quietly and efficiently. In both cases, our service is built around the same principles:

We listen carefully to your situation.
We give clear advice with realistic options.
We package cases properly and anticipate underwriting questions early.
We keep communication consistent, so you always know what is happening next.

We are authorised and regulated to provide mortgage advice, and our focus is always on suitability, clarity, and client outcomes.

Talk to a team that understands complex cases

If your case is straightforward, we will still aim to deliver an excellent service and secure the right mortgage efficiently. If your circumstances are complex, we will approach it with the same calm structure, but with deeper lender knowledge, more detailed packaging, and a clear plan.

Whether you are remortgaging, buying your first home, moving house, investing in property, or dealing with specialist circumstances, we are here to help you move forward with confidence.
